NATURE OF WORK

 

You will be responsible for the construction, maintenance and repair of buildings and the maintenance of the grounds that make up the facilities under the jurisdiction of a housing authority.  The buildings have extensive support systems such as plumbing, heating, air conditioning, electrical and underground utilities. You will supervise a technical and support staff and administer the day-to-day operations necessary to keep all systems working efficiently, prevent breakdowns and assure a clean and hazard-free environment.  You may be subject to 24-hour emergency call.

 

Assistant Maintenance Superintendents assist in directing the program of building maintenance, heating and utility operations; schedule and staff day-to-day maintenance projects; ensure that materials are available, monitor work-in-progress and review completed projects.

 

Maintenance Superintendents plan, organize and direct the entire program encompassing building maintenance, grounds keeping and heating and utility plant operations; acquire and distribute material resources; participate in planning for physical plant development, growth and improvement; and confer with superiors, professional consultants and contractors to transmit requirements and evaluate proposals for plant maintenance and repair.

 

Directors of Capital Improvements plan, inspect and oversee housing authority construction and modernization projects; develop and implement long-range construction programs in adherence with HUD regulations; oversee procurement activities to include design, project organization, bid specifications, requests for proposals, and maintenance of budgets and project schedules; and supervise diverse professional and support staff.

Minimum Requirements

 

Assistant Maintenance Superintendent - Four years of experience in the maintenance and repair or construction of buildings or facilities.  College or technical school study with major emphasis on mechanical, electrical, or civil engineering or the engineering or construction technologies may be substituted on a year-for-year basis for the required non-supervisory experience.

 

Maintenance Superintendent - Six years of experience in the maintenance and repair or construction of buildings or facilities, including 3 years in a progressively responsible supervisory or administrative capacity.  College or technical school study with major emphasis on mechanical, electrical, or civil engineering or the engineering or construction technologies may be substituted on a year-for-year basis for the required non-supervisory experience.

 

Director of Capital ImprovementsTwo years as a Building Maintenance Foreman, Construction Inspector Supervisor, or Maintenance Superintendent; OR six years of professional housing construction experience in one or more of the building trades including one year of supervisory experience; OR six years of professional experience in planning, organizing, implementing, inspecting or directing construction and modernization projects in residential housing including one year of supervisory experience; OR an equivalent combination of experience which includes one year of supervisory experience in housing construction.   

 

Clarification of Requirements

Experience in building or facility construction, repair, modification or maintenance in any of the trades such as carpentry, roofing, masonry, plumbing, electric, heating and air conditioning (HVAC) is acceptable on a year-for-year basis.

Lists created by this test will be used to fill future vacancies as they occur due to retirements, promotions, transfers, resignations and so forth.

 

Employment preference may be given to residents of the city or county where the jobs are located.

 

Promotion preference may be given to employees who work in the housing authority where job openings occur.

TESTING

 

You will be rated on your experience and training.  Your score will be based on information you report on your application and application supplement.

 

You must provide complete and accurate information.  Failure to do so may delay the processing of your application, or result in a lower-than-deserved score or disqualification.

 

If you take the test and want to take it again, you may be retested after 6 months from the date of your "Application".  A new application and application supplement are required for a retest.

 

If your name is on an eligible list for these job titles and you take this test, your most recent examination result will be the only one counted.

 

TEST RESULTS

 

Employment and promotion lists will be established.  You will be notified in writing of your test results.
